How to use these estimates

Work left to right, then review everything with your mortgage planner before making a financing decision.

Start with the property

Enter the purchase price and the down payment you expect to make. The calculator subtracts the down payment to estimate the base loan amount.

Add financing terms

Use the interest rate and loan term quoted by your mortgage planner. Online rates are examples, not approvals.

Look up property taxes

Use Polk’s Property Search to find the parcel, then use the official Tax Estimator with a realistic market value or recent sale price.

Add insurance and assessments

Use an actual homeowners-insurance quote. Add HOA dues and check the tax estimate for CDD or other non-ad valorem assessments before entering them again.

Select the loan type

FHA and USDA use the quick annual rates shown below. Conventional PMI needs a rate from your mortgage planner because credit, down payment, and insurer pricing matter.

Stress-test the plan

Try a higher tax, insurance, or interest-rate scenario. For appreciation, compare conservative rates and remember that future value is not guaranteed.

Polk County property taxes

  1. Open Property Search and look up the home by address or parcel.
  2. Review the parcel and prior tax information for context.
  3. Open the Tax Estimator and acknowledge Polk County’s disclosure.
  4. Use a reasonable January 1 market value or recent sale price—not only the seller’s assessed value.
  5. Review non-ad valorem assessments such as solid waste, special districts, or CDD charges.

Monthly mortgage insurance estimate

Monthly amount = loan amount × annual rate ÷ 12
  • FHA quick estimate: 0.55% annually with less than 10% down; 0.50% annually with 10% or more down.
  • USDA annual fee: 0.35% annually.
  • Conventional PMI: free-market pricing based on down payment, credit profile, coverage, and insurer/lender terms. Ask your mortgage planner for the rate.

Example on a $300,000 loan: FHA at 0.55% ≈ $137.50/month; FHA at 0.50% ≈ $125/month; USDA at 0.35% ≈ $87.50/month.

This quick estimator does not add FHA upfront MIP or the USDA upfront guarantee fee to the loan balance. FHA pricing can also vary by loan amount, term, and loan-to-value. Always confirm the complete structure with your mortgage planner.
